We recommend offering a buyer's brokerage commission
Whichever option you choose, we recommend offering a cooperating commission of 3.5% on the first $100,000 plus 1.5% on the balance, paid at closing. Offering it encourages buyer's agents to show your home. It is your choice and fully negotiable.
Lockbox rental
Showings without you having to be home. Covers the unit, delivery and setup.

What "mere posting" actually means.
Am I still working with a REALTOR®?
Yes, in a limited way. Rob is the licensed agent of record on your MLS® listing through Real Broker, which is what makes the listing possible. Unless you add a service, he provides nothing beyond the listing itself: no showings, no negotiating and no marketing beyond MLS®. You stay in control of your price and your buyers.
Why do you need my ID?
FINTRAC, Canada's financial intelligence agency, requires identity verification on real estate transactions. We do it before your listing goes live instead of at closing.
Can I get more help later?
Yes. You can add the Showing Desk or Full Negotiation Support at any time with a written amendment to your agreement, or switch to a full-service listing.
Where does my listing show up?
On the MLS® system and REALTOR.ca, the same place every agent-listed home appears.
