MLI Select buildings
Every building gets a deal sheet, before you get excited.
Cash in, monthly cash flow, debt coverage and CMHC premium on one page, with a cautious case and a best case. Calgary, Edmonton and the Okanagan.
What is on each deal sheet
- Cash in: down payment plus closing costs, in dollars.
- Unit mix and rents: where the rent number came from, listing or market comparable.
- Mortgage: rate, amortization and the CMHC premium added to the loan.
- Debt coverage: pass or short against CMHC's 1.10 minimum.
- Who qualifies: the net worth and cash a lender is likely to want.
Two cases, on purpose
Rates, rents and expenses move the answer a lot, so every sheet shows both. Here is an illustrative $2.1M, 7-unit new build grossing $14,200 a month at 5.25%, 30% expenses and a 50-year amortization: about $147,000 cash in, $88 a month in cash flow, and debt coverage of 1.01. That falls short of 1.10, which is exactly what you want to know before a deposit.
Why the list isn't posted here
Most of these buildings are listed by other brokerages or come straight from builders, so Rob sends the current list and sheets one to one, matched to your budget and city. Builder projects will appear on this page once the builder has approved it.

Common questions
What cash do I need?
It depends on price, tier and costs. At 95% financing, plan on 5% down plus closing costs, and more if the file only reaches the 85% tier or the lender wants extra liquidity.
Do the buildings already qualify?
Not automatically. A listing saying MLI eligible is a claim until a CMHC Approved Lender confirms it. Ask for the energy model and points breakdown.
How do I get the list?
Take the qualifier. Rob replies with buildings that fit, usually within one business day.
