Calgary and Okanagan real estate market update.

What the September 2026 numbers mean if you are buying or selling in Calgary or the Okanagan. Updated monthly.

Calgary: September 2026

1,650Sales, nearly 4% lower than a year ago
$566,700Benchmark price, about 1% lower year over year
Under 4Months of supply

Calgary sales slipped slightly from last September, and the sales-to-new-listings ratio eased to 49%. Detached homes remained in balanced territory, semi-detached prices were roughly flat at a $685,200 benchmark, and row ($412,400) and apartment ($291,400) benchmarks were lower than a year ago as more supply gave buyers more choice.

What it means

  • Sellers: detached homes priced to the market still move. Condos and townhomes need sharp pricing and great presentation.
  • Buyers: more selection and more room to negotiate, especially in apartments and row homes.

Okanagan: September 2026

1,141Residential sales region-wide, down 8% year over year
2,289New listings, down 13.4%
9,185Active listings, down 6.8%

Across the Association of Interior REALTORS® region, sales and new listings were both below last year, and inventory tightened. Single-family benchmark prices rose year over year in most Okanagan sub-regions, while the South Okanagan was down 6.2% at $718,400.

What it means

  • Sellers: fewer new listings means less competition for well-priced single-family homes.
  • Buyers: condos and townhomes are where you will find the most negotiating room.
